Construction
Questions to Ask Before Starting Construction
A build goes better when scope, timeline and responsibilities are clear before work begins. Start with these questions.

Most construction problems trace back to something that was never agreed. Settling these questions first makes the rest of the project calmer.
About the scope
- What exactly is being built — and what is not included?
- Is this a new build, a renovation, or a structure-only job?
- Who is responsible for finishing and interior work?
About the plan
- Are drawings and layouts finalised before work starts?
- What approvals apply to this property, and who arranges them?
- How are changes handled once work is under way?
About the materials and quality
Ask for the material specification in writing, so that what is installed can be compared with what was agreed.
About time and payment
- 1Agree a realistic timeline in stages rather than a single end date.
- 2Link payments to completed stages.
- 3Decide who reports progress, and how often.

Frequently asked questions
What should be agreed before construction starts?
The scope (what is and is not being built, and who handles finishing), finalised drawings and the approvals that apply, the material specification in writing, a timeline in stages, and payments linked to completed stages.
When is a construction estimate reliable?
Not until the scope and drawings are settled. Be wary of firm numbers given before that.
How should construction payments be structured?
Link payments to completed stages rather than a single end date, and decide who reports progress and how often.
