Property Investment: What to Review Beyond the Price

A low or high price says little on its own. These are the factors worth reviewing alongside it.

Property documents being reviewed

Price is the easiest number to compare, and the least complete. This article lists what else to review — it does not predict returns or forecast any market.

Location and access

Access, surroundings and nearby development affect both how usable a property is and how easily it can later be resold or rented.

Documentation and possession

Clear ownership and a confirmed possession status are the foundation. A property with unclear documentation carries a risk that price alone will not show.

Holding costs

  • Maintenance and society charges
  • Security and upkeep for an empty property
  • Costs of bringing it to a usable or rentable state

Liquidity and your horizon

Some properties are easier to sell or rent than others. Match the property to how long you can realistically hold it and how quickly you might need to exit.

The right property is the one that fits your objective and timeline — not simply the one with the most attractive number attached.
